Newly released data from Realtor.com for January shows that potential buyers and sellers in Greene County saw higher home sale prices than the previous month's median of $236,308.

The median home sold for $248,675, an analysis of data from Realtor.com shows. That means January, the most recent month for which figures are available, was up 5.2% from December.

Compared to January 2024, the median home sales price was up 4.3% compared to $238,535.

Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in the data. The statistics don't include homes currently listed for sale and aren't directly comparable to listings data.

  • Looking only at single-family homes, the $241,875 median selling price in Greene County was up 2.5% in January from $235,916 the month prior. Since January 2024, the sales price of single-family homes was slightly up from a median of $239,625.Six single family homes sold for $1 million or more during the month, compared to four recorded transactions of at least $1 million in January 2024.
  • Condominiums and townhomes decreased by 13.8% in sales price during January to a median of $411,400 from $477,500 in December. Compared to January 2024, the sales price of condominiums and townhomes was up 129.8% from $179,000. One condominium or townhouse sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in January 2024.

In January, the number of recorded sales in Greene County dropped by 7.3% since January 2024 — from 455 to 422. All residential home sales totaled $93.4 million.

Across Missouri, homes sold at a median of $239,329 during January, down 3.9% from $249,055 in December. There were 8,409 recorded sales across the state during January, up 1.3% from 8,302 recorded sales in January 2024.

  • Sales prices of single-family homes across Missouri decreased by 4.3% from a median of $246,523 in December to $235,923 in January. Since January 2024, the sales price of single-family homes across the state was up 4.8% from $225,160. 
  • Across the state, the sales price of condominiums and townhomes rose 2.9% from a median of $260,160 in December to $267,750 during January. The median sales price of condominiums and townhomes is up 30.7% from the median of $204,843 in January 2024. 

The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
