Architect Mark Gratwick designed the renovation at 33 Girton Cres, Manifold Heights.

THE art of restraint is beautifully illustrated in a striking redesign that’s elevated a classic Manifold Heights bungalow to another level.

From the street, 33 Girton Cres looks largely like a traditional character house that blends comfortably into its heritage neighbourhood.

But it’s a different story out the back where a soaring extension, designed by Geelong architect Mark Gratwick, captures the essence of modern luxury.

Only a small hint of the modern extension is evident from the from of 33 Girton Cres, Manifold Heights.

The impact of the property’s landscaped gardens to the overall picture cannot be underestimated — walls of greenery help create a private oasis surrounding the salt chlorinated pool and outdoor entertainment area.

A raked ceiling that runs the length of the room allows for clerestory windows and pendant lighting, while a feature is made out of the modern fireplace.

American white oak floors and shaker style cabinetry and doors throughout are in keeping with the home’s original 1930 feel.

In the kitchen these are paired with a stone waterfall island bench, stainless steel appliances and a butler’s pantry.

The leafy outlook helps turn the backyard into an oasis.

An adjoining sunroom with garden views leads into a home gym that could be adapted to a theatre or extra bedroom.

Three of the four original front rooms were retained during the renovation and have been converted into two bedrooms with built-in wardrobes and a formal loungeroom with an open fireplace.

The middle zone is home to the laundry and a modern bathroom with floor-to-ceiling tiles and black tapware.

The first floor provides parents plenty of space to escape daily family life.

Double doors off the landing reveal a huge bedroom with french doors onto a balcony with a sunny north aspect and a high frosted balustrade for privacy.

The main bedroom has its own balcony.

An adjoining retreat can be closed off and is currently used as a study.

Keen shoppers will appreciate the amount of storage space in the walk-in wardrobe. The ensuite shares its generous proportions and includes a freestanding bath, shower and a shaker-style vanity with a stone top.

The garden is beautifully tended.

Another outdoor shower services the pool house so you don’t have drip water through the house. The pool itself is gas heated, while 20 solar panels help restrain the house’s overall energy bills.

There’s a park in the centre of Girton Cres, making it a family-friendly location.

The property will be auctioned on November 24 at 1pm with price hopes of $1.55 million to $1.65 million.
